UNITED STATES AND CANADA
Mature markets, persistent pressure points
The United States remains the global centre of gravity for extended stay. GSAIR reports approximately 600,000 extended-stay hotel rooms in operation, with the category representing about 40% of US hotel development projects and 34% of rooms in the active construction pipeline. JLL’s 2025 outlook also recorded 2024 RevPAR of $78—14% above 2019—and a year-on-year increase of 232,000 room nights.
Corporate demand remains strongest in gateway and project-led markets, while Canada benefits from population growth, immigration, infrastructure programmes and natural-resources activity. Toronto, Vancouver and Calgary continue to attract premiums, but secondary locations may have thinner compliant inventory.

· Book earlier for New York, Boston, Washington DC, San Francisco, Toronto and Vancouver.
· Treat parking, local taxes, cleaning and utility caps as part of rate comparison.
· Validate neighbourhood and commute suitability, especially for suburban and project locations.

MEXICO AND LATIN AMERICA
Growth is creating opportunity—and greater variation
Mexico is one of the region’s strongest demand engines. Nearshoring and supply-chain investment are driving mobility into Monterrey, Guadalajara and Querétaro, alongside established demand in Mexico City. Across South America, mining, renewable energy, logistics, infrastructure and technology services are producing new extended-stay requirements.
Lodging Econometrics reported a record Latin American hotel construction pipeline at Q3 2025: 751 projects and 116,480 rooms, up 17% and 11% respectively year on year. Mexico represented 35% of both projects and rooms in the pipeline, with Brazil the next-largest country by project count.

SUSTAINABILITY
From policy statement to sourcing criterion
Sustainability provision is uneven across the Americas, but it is increasingly visible in procurement decisions. In the GSAIR dataset, 71% of Americas reservations were for properties with a public sustainability commitment, compared with 76% globally. The equivalent country figures were 78% for the United States, 37% for Canada and 19% for Mexico.
ADR by number of sustainability features captured in the GSAIR data. High-scoring properties achieved a $36.54 nightly premium over low-scoring properties ($206.66 versus $170.12).
